Why this exists

Three forces are converging on the Indian real-estate transaction layer for the first time. Regulatory enforcement — DPDP Act and RERA — now require a tamper-evident paper trail on consent, lead handling, channel-partner attribution, and milestone communication. The generative-AI cost curve has flipped voice + WhatsApp + computer-vision agents from infeasible to inevitable in eighteen months. The premium segment, residential ₹3 Cr+, is growing at 22% CAGR while mass-market trails in single digits. Industries re-platform every twenty-five years; Indian real estate is overdue. Banking re-platformed on UPI, retail on marketplaces, mobility on ride-hail — each transition rewarded the operator that owned the workflow, not the inventory.

What TruProp is

Two surfaces, one company. For buyers — a curated marketplace at truprop.in. Every listing is legally verified, fairly priced, professionally photographed. Closure-only revenue. No pay-to-list, no sponsored ads, no listing-fee distortions. For developers and channel partners — TruProp for Business. The platform license that puts the developer’s entire lifecycle on TruOS, distributes inventory back through the consumer marketplace, and pays out commissions on a settlement statement that ties every rupee to a buyer, a CP, and an audit hash.

Integration debt and data fragmentation compound across these phases; cost-to-serve grows; audit blindness widens. TruOS owns the lifecycle state, so the right agent acts at the right moment, the audit chain holds, and the next project compounds the last.

Who we serve

Buyers — premium ready-to-move-in homes and primary launches, vetted and fairly priced. Sellers — zero-commission, FlatIQ-priced, legally verified, end-to-end handover. Developers — operating-model partner. Bring the project on; we publish it under one brand, sell it through the workforce, and hand back a weekly settlement statement. Channel partners — first-touch lead attribution, project access controls, real-time leaderboard, GST-clean payouts on closure. In-house relationship managers — a coached pipeline. The workforce does the rote work; the RM does the relationship work.

How we differ

We do not sell leads and we do not run pay-to-list. We sign exclusive mandates and earn a fixed service fee on closure. Curation is the product, not the side-effect. The operating-model thesis is the moat. Point AI tools improve a single channel; only the orchestration layer compounds across projects, cohorts, and time. The hundredth project on TruOS gets a smarter agent than the first. The thousandth lead this month gets the same six-second first touch as the first.
