The problem
Sticker-price negotiations collapse the moment a buyer challenges the basis. RMs default to fuzzy ranges; sellers anchor too high. Both sides leave the table without a number they can defend.
What Ledger owns
- 01Computes an automated valuation (AVM) per unit using FlatIQ + local comparable sales.
- 02Returns a confidence band (low / median / high) so RMs can negotiate inside a defensible range.
- 03Flags units that are mispriced versus the band — both over and under.
- 04Logs every valuation with the comparables it used so the rationale is auditable in court.
Status & roadmap
Registry seeded as `nova`; runtime stub. FlatIQ exists but is not yet adapter-wrapped.
